Who needs an EPC?

From the 21st May 2010 any property that is marketed for sale or put up for rent in England and Wales will need an EPC.

Can I market or rent the property before I receive the EPC?

Yes, you can put your property on the market or advertise it to rent as long as you have ordered and paid for an EPC, we will provide confirmation of your order immediately after booking the EPC.

What’s an EPC

An Energy Performance Certificates (EPC) is the Government’s chosen way of complying with the Energy Performance of Building Directive (EPBD). Its purpose is to record how energy efficient a property is. The certificate will provide a rating of the energy efficiency and CO2 emissions of a building from A to G, where A is very efficient and G is very inefficient.

EPCs are produced using standard methods with standard assumptions about energy usage so that the energy efficiency of one building can easily be compared with another building of the same type. This allows prospective buyers, tenants, owners, occupiers and purchasers to see information on the energy efficiency and CO2 emissions from their building so they can consider energy efficiency and fuel costs as part of their investment.

An EPC is always accompanied by a recommendation report that lists cost effective and other measures (such as low and zero carbon generating systems) to improve the energy rating of the building. The certificate is also accompanied by information about the rating that could be achieved if all the recommendations were implemented.

What should I look for in an EPC provider?

Residential landlords now require Energy Performance Certificate

A new scheme came into force at the beginning of October in England and Wales which requires all landlords to give new tenants a certificate showing the energy efficiency of their rented property. This will allow potential tenants to consider energy efficiency and fuel costs.

An Energy Performance Certificate will be given to rented buildings, detailing their efficiency on a scale from A to G. The required examination will check on boiler performance, insulation, double-glazing and the efficiency of appliances.

There is speculation that a prospective tenant may try to force down the rent of a property if it received a bad energy-efficiency rating.

Landlords who refuse to comply can incur a £200 repeatable fine for each unassessed property. EPCs cost between £50 and £150, depending on who carries out the energy assessment.
All EU members must have the system in force by the beginning of next year.

Known as an EPC, the Energy Performance Certificate will be welcomed by tenants seeking better value and more energy-efficient properties.

The chairman of the National Landlords’ Association advises landlords to get their EPCs sorted out as quickly as possible so that they are ahead of the game when it comes to re-letting a property. He said that every landlord hates void periods and needs to be in the position to react quickly when an existing tenancy ends
